From the first enquiry to handover

The stages

1. First

   We discuss the requirements, then visit the site

   Tell us where the site is, what you are planning to build, and the budget you have in mind. Depending on the nature of the enquiry, we visit the site to check access, levels, soil condition, orientation and available services. Both the discussion and the site visit are free.

   The site visit usually affects the estimate. That is why we do not publish a fixed rate per square foot.

2. Before you commit

   Design and estimate

   Design coordination first, then your approval of the design, then structural drawings prepared by structural engineers. The estimate follows the drawings and the specifications, and not the other way round. We tell you whether the quotation is per square foot or for the complete project, and what it includes.

3. Before execution begins

   Scope of work and agreement

   What is included, what is not included, the stages, the payment schedule, and how changes will be handled. Please read it carefully. If you are signing from abroad, it is advisable to have someone in India read it as well.

4. Approval coordination

   Approvals and permissions are coordinated through our partner as part of the turnkey scope.

5. During execution

   Progress updates

   Materials and labour are coordinated by us. You receive site photographs, video updates and written progress reports on the schedule agreed in your contract, along with a review meeting — held online if you are not able to visit the site.

   Any change is recorded, priced and approved by you before execution.

6. At completion

   Quality review and handover

   The work is checked against the agreed scope of work, any pending items are listed and completed, and the house is then handed over. Support after handover is as set out in your contract, including the defect liability period agreed in it.
