Building a house means coordinating design, structural engineering, approvals, materials, labour, finishing work and a hundred decisions in between. Sankartik coordinates the project across these stages through its team and approved partners, so you are not managing several contractors and hoping they agree with each other.

Turnkey means one team takes your house from the first drawing to handover, and you deal with one project manager throughout. It includes:

What it costs
We quote on one of two bases — per square foot, or for the complete project — and we explain which applies to your project before you commit. Final pricing depends on plot and site conditions, built-up area, design, materials, finishing specifications, approvals, your requirements, and project location.
We would rather discuss your costs with you directly than publish a figure that changes once someone sees your plot.
Managing your project
A project manager coordinates design, engineering, approvals, materials, labour and finishing work through to handover, and is your point of contact throughout. You receive progress updates on the schedule agreed in your contract.

Questions
How long does a house take?
Timelines depend on size, design, approvals and site conditions, and are agreed in your project schedule.
Do you work with my architect?
Yes. If you have your own architect, we work with them. If you do not, we work with internal or external architectural support depending on the project.
What if costs change during execution?
Any change to scope or cost goes through a formal change request — recorded, priced, and approved by you before execution.
What if the project runs late?
Any schedule changes are communicated and managed through mutual agreement, based on the cause, impact, and agreed project terms.
Do you handle approvals?
Approvals are coordinated through our partner as part of the turnkey scope.
What happens after handover?
Support after handover is as set out in your contract, including the defect liability period agreed in it.

Coimbatore and Karaikudi primarily, and we take up work in Erode, Tiruppur and Pollachi.
